Water Damage & Mold in Hemet, Menifee and Perris

The losses we respond to in this valley have recognizable shapes. A supply line that has been in service for decades fails at a fitting inside a wall and runs until someone hears it. A copper line under a slab weeps for weeks, and the first clue is a warm spot on the floor or a water bill that jumped. A water heater in a hallway closet lets go and pushes water under two rooms of flooring. A condensate line backs up in the middle of a long hot stretch and the pan overflows into the wall behind the air handler. An evaporative cooler's pan rusts through and feeds water down inside a wall for days. Winter rain gets past worn roofing or an addition that was never flashed properly and travels along framing before it stains a ceiling.

Extraction and drying come first, in that order, and the approach depends on the floor system. On a slab, water spreads laterally under vinyl and laminate and wicks up into the bottom of drywall and baseboard; we pull base, drill or cut where needed to get airflow into the wall cavity, and dry the slab itself. Over a crawl space, water runs through the subfloor and has to be dried from below as well as above, or the underside stays wet while the finished floor reads dry. Where the floor sits over a steel chassis with a sealed underbelly, the membrane has to be opened and drained — otherwise the room dries, the cavity does not, and a mold call follows six weeks later.

We log readings daily and size equipment to the space. Dehumidifiers and air movers stay until the framing, subfloor and slab read normal against unaffected areas of the same house, and we show you those numbers. Where material is already past saving — soaked carpet pad, wet fiberglass, swollen particleboard, drywall that has been wet long enough to lose its integrity — it comes out during the drying phase rather than being sealed up wet.

If mold has already established, we move into containment and removal, and the leak is repaired as part of the work. That includes the plumbing repair, the condensate or cooler correction, the flashing, the vapor barrier — whatever was letting water in. We would rather solve it once.

We bill insurance directly when a policy covers the loss, and we document the way carriers need it: cause of loss, moisture maps and readings, photographs before and during, scope of removed material, and drying logs. Sudden plumbing failures are commonly covered; long-term seepage and roof wear frequently are not, and we will tell you which one your situation looks like rather than let you find out from an adjuster.
