Containment is planned around continuing operations. That usually means hard barriers rather than sheeting alone, negative air machines exhausting to the outside so nothing moves into occupied space, protected walkways, and isolating the affected zone from the building's air handling so a shared return does not distribute what we are removing. Where the work touches a tenant space or a public area, we sequence it to nights and weekends when that is the practical answer. You will get a schedule you can share with tenants, staff or a board before we start.

For multi-unit properties and communities, we work through one point of contact and keep the reporting consistent unit to unit: what was found, moisture readings, the scope of removal, photos, and confirmation of the corrected water source. Anyone living in a unit while nearby work is underway gets a plain explanation of what the barriers and machines are doing and what to expect each day. When people know what is happening, the whole job goes better.

We repair the moisture source as part of the work, because on commercial buildings that is where the recurrence lives. A ceiling tile replaced under a rooftop unit whose drain is still partly blocked will be stained again by next August. So we address the condensate line and pan, the roof seam or flashing, the failed supply line, the exhaust fan running into a ceiling cavity — and then we dry to verified readings and verify cleanliness before anything is rebuilt.

Documentation is written for the people who need it: a property insurer, a building owner, a board reviewing an expense, or a tenant's own records. That includes cause of loss, moisture mapping, photographs, the removal scope, drying logs, and post-remediation verification with air sampling compared to an outdoor baseline where that is appropriate.
